  • Very fast to construct, high levels of thermal and energy efficiency, flexibility of design allowing an infinite number of size and layouts to be delivered in detached, terrace and block formats.

THE UK MARKET (Retail/Leisure Centres)

  • A limited number of developers provide steel container conversion/development in the UK
  • The SL Hub can be provided for as little as 243 sq.ft. (internal floor area) to almost unlimited size. -The SL Hub with the capability on actually moving location at comparatively small cost, is very attractive to local authorities, providing attractive social and retail space quickly and with a requirement for a minimum 5 year ground lease (with lift and move options) provides maximum flexibility and fast delivery into areas where the local plan is evolving. 
  • From last April SLP has secured two leases, is in detailed discussion for three other sites and has received invitations to engage from 4 other local authorities. Estimated that the market for these container Centers is over 100.

THE INVESTMENT OFFER BOX OWNERSHIP

  • SLG manages the entire development from concept through to completion.
  • The purchaser provides funding for each fully fitted Box (converted container) on delivery to the development site.
  • The Box is delivered, fully refurbished, painted, weather and water protected, insulated, with piped water and drainage.
  • The Box may be a single unit or part of a multi-unit.
  • Each box is priced, delivered, and assembled ready for tenants fitting out.

THE LATEST INVESTMENT OPPORTUNITY

  • SLG has two Centers in development, in Birmingham and St Helens and in overview; 
  • Rentals are set @ £500 per month per Box, so on a fully let basis £6,000 per year. 
  • Service charges and all other costs are charged to the Tenant separately. 
  • The Tenant has a responsibility to insure and to maintain. 
  • The investment return is simple; SLG will guarantee a return of £1950 per annum paid quarterly. Fully let basis each box will return £4500 per annum.
